Gas safety checks

We carry out regular maintenance work to keep you safe in your home and meet the government's Decent Home Standard. This includes your gas service (LGSR) once a year.

What to expect during a gas safety check

Gas appliances that are not regularly maintained can produce carbon monoxide gas. You cannot see, smell, or taste it and it can be fatal. Leaking gas appliances can also cause explosions.

All annual gas services (LGSR), boiler, gas fire and heating repairs are done by our contractor Sureserve Compliance.

Why we need to complete a gas service

  • To ensure your home is a safe place to live
  • It is our legal duty as your landlord under the Gas Safety Regulations

What we will do

  • Arrange to carry out your annual gas service which will take place around the same time each year
  • Contact you 11 weeks in advance so that we can book an appointment no later than 7 weeks before the service is due
  • We will carry out a gas service which will take around one hour
  • Check the heat, smoke and carbon monoxide detectors in your home
  • Provide you with a Landlord Gas Safety Record (LGSR) within 28 days

What you need to do

  • Be home during your inspection
  • If you cannot make the appointment someone over the age of 18 can attend on your behalf
  • Make sure any pay-as-you go gas and electric meters are in credit and accessible during the visit
  • Make sure we can easily get to your boiler, smoke alarms and any other gas appliances
  • If you have a gas fire please do not use it on the day of your inspection so it is cool enough for the engineer to check

If you do not allow the gas service to go ahead

  • You will be in breach of your tenancy agreement
  • Legal action will begin – you could be liable for any legal costs which could be more than £1000.
  • Your gas may be capped and you will have no gas supply to your home
  • The court may grant a controlled access into your home
  • You could risk being evicted

Following your gas service you may be contacted by a third-party contractor, Morgan & Lambert to carry out an audit. This helps Brighter Places ensure all work has been completed to the necessary standard.  If you are contacted by Morgan & Lambert and have any queries please feel free to contact us.
